Our standard rooms are available in various layouts. All include a private ensuite bathroom, electric single or king single bed, bedside table, over the bed table, large window with blinds, blackout curtains or plantation shutters, unobtrusive modern nurse call system, built-in wardrobe, carpet or timber-look floor coverings, climate-controlled air conditioning, internal lock for privacy, and personal storage. Many rooms feature unique “front door” designs to assist with wayfinding and to create a sense of belonging. Some rooms feature display cases outside the room to personalise the entrance and help residents recognise their room. Some rooms feature direct access to a terrace or garden, some have a TV and/or picture rails, and views may include garden, courtyard, or rural outlooks, generally through large windows to maximise natural light and visual connection to the natural environment. There is a nurse station and sitting room and/or lounge conveniently located in each wing. We recommend a tour to view the available rooms, or our Admissions team will be happy to describe the individual features of available rooms and help you select a room which best meets your needs and preferences. Room layouts range from approximately 22m2 to approximately 31m2 of personal space, but most standard rooms are in the 23-25m2 range. Our standard rooms are suitable for most residents, including those who qualify for full or partial Government support for accommodation fees.

Harbison Dementia Living was opened by Her Excellency the Honourable Margaret Beazley AC KC, Governor of New South Wales, in 2020 and won the 2021 UDIA NSW Excellence in Aged Care design award. Premium Terrace Suites offer various extra spacious layouts from approx. 38m2 to 43 m2 of private space plus large private terrace for your exclusive use ranging from approx. 15m2 to18m2. Key premium features may include two chairs and a coffee table, extra natural light, cross-ventilation, and views. To control privacy and light window treatments include electric sheer and blackout blinds. Premium terrace suites are sized for an optional electronic double bed with timber finished bedhead and end or a standard electric king single. Enjoy the luxury of carpet throughout the bedroom and sitting area. Each room features a unique entry door to help with wayfinding and enhance a sense of belonging. Extra storage comes in the form of two built-in wardrobes, a tallboy, a locker under the bay window seat, a desk, and two bedside tables. Your room enjoys either a north or south aspect, providing privacy at both ends of the home, views over the beautifully landscaped gardens and neighbouring Osborne Park, which includes a playground. Personalise your room using the shelving for books, photos, and other personal items. Your ensuite bathroom features ergonomic, antimicrobial fittings specially imported from Finland to support comfort, safety, and independence. Naturally, your room features climate-controlled air conditioning and a wall-mounted smart TV. Your private terrace features private outdoor space for you and your guests overlooking and with direct access to the gardens, and premium patio furniture including two chairs and a small outdoor table.

Your Deluxe Extra Large room offers between 18m² to 22m² in size, or 23m² to 27m² of private space (approximately 10% more than a standard Deluxe room) in our award-winning Harbison Dementia Living service, which opened in 2020. Enjoy the view from your large bay window overlooking the landscaped country garden and landscaped courtyard beyond. The room is in a popular position near the outdoor terrace and gardens at the southern end of the home. Each room features high ceilings, a private ensuite with ergonomic, antimicrobial bathroom fittings, an electronic king single bed, extra personal storage, premium furniture, climate-controlled air conditioning, unobtrusive safety systems, picture rails and/or shelves, and a personal locked medication cabinet.

Your Premium Suite is located at the private northern end of Lindsay and Alexandria wings in the main building, overlooking the terrace, pond, gardens, and Osborne Park beyond. Each suite offers an above average 30m2 of private space, fully refurbished in December 2022. The north aspect ensures plenty of natural light and ventilation, enhanced by the high ceilings, and you will enjoy easy access to the terrace, nurse station, and sitting, activities and dining rooms. An electric king size bed, smart TV, a desk, climate-controlled air conditioning, extra personal storage including a built-in wardrobe, a cabinet below your wall-mounted TV, and a locker beneath your window seat, premium furniture and finishings including a two-seat sofa, bedside table, and over bed table, and picture rails and/or shelves ensure your comfort and provide plenty of opportunity to personalise your space. Your ensuite bathroom features ergonomic, anti-microbial bathroom fittings imported from Finland to ensure your safety. Your suite has a ceiling lifter which can be activated if your mobility declines or stored if not required. Plantation shutters control natural light and privacy, and your room has a unique entry door to assist with wayfinding and create a sense of place. Your bed area is carpeted while the rest of your suite features timber-look vinyl plank flooring.

The Premium Studio is unique at Harbison because it includes a separate sitting room with a foldout double sofa bed for guests. Offering an incredible 54m2 of private space, we believe this is the largest floorplan available in the region. The studio was fully refurbished in December 2022, is in Gibraltar wing of the main building, and overlooks the courtyard gardens. It is located near the nurse station and sitting room, which provides convenient access to the courtyard. The dining room, activities lounge, cinema, and café are easy to find. The studio consists of a separate entry, ensuite bathroom, bedroom, and sitting room. It is more like a small apartment. Your bedroom includes an electric king single bed with two bedside tables, a ceiling lifter which can be stored when not required, four built-in wardrobes, smart TV, climate-controlled air conditioning, a window seat and storage locker, premium furniture, a desk, and picture rails and shelves. Your sitting room includes a mini fridge, smart TV, sofa bed, extra storage, and premium furniture. Your bathroom features ergonomic, antimicrobial fittings specially imported from Finland. Your entry door is uniquely designed to help with wayfinding and provide a sense of home when you return to your studio.

Service costs

Aged care homes are required to provide care and services as outlined in the Aged Care Service List within the Aged Care Rule. This includes help with everyday living tasks, as well as clinical and non-clinical care. These services are paid for or supplemented in different ways. Support for your daily living

Support for your daily living is paid by your basic daily fee and the government hotelling supplement. Depending on your financial circumstances, you may pay some or all of the hotelling supplement as a hotelling contribution. Estimate what you'll need to pay.
